In the property management industry, there are public adjusters who are in business to help people, and sadly, there are those who are only in business to help themselves.
Andy Gurczak, founder and CEO of AllCity Adjusting, joins the podcast to debunk common myths about claims adjusters. Some myths include: “Public adjusters inflate claims; you only need one for big losses; a contractor can handle the insurance claim; the insurance company’s adjuster will take care of everything; and hiring an adjuster delays the process.”

Many Americans are one car accident, job loss, or medical emergency away from missing their rent payment. When a family is evicted, the damage is profound and lasting. Being evicted increases childhood trauma, mental health struggles, and breaks continuity in schools and communities.
Amy Krulik, executive director at hope+door, joins the podcast to discuss the eviction crisis and solutions to prevent evictions, which ultimately benefit the property owner. By partnering with hope+door, property managers save money, retain residents, and prevent the destabilization that evictions cause communities and portfolios. Hope+door’s support is funded almost entirely by the multifamily housing industry—owners and suppliers who know the cost of eviction and choose to be part of the solution. This approach aligns with social impact and business success goals—it’s not a charity, it’s a strategy.

Many property managers and owners aren’t fully aware of the potential financial and operational risks involved with not providing renters insurance. Unfortunately, many residents don’t adequately protect themselves against risk. For example, around 275 apartment fires occur in the U.S. per day, resulting in more than100,000 fires per year.
Katie Curry and Christian Thomas of LeaseTrack join the podcast to discuss the importance of ensuring that renters have insurance as soon as a lease commences, and how tracking insurance is labor intensive, dynamic, and requires expertise and integrations with property management software by a trusted provider.

In the past, the manufactured housing industry was plagued with outdated terminology and negative connotations. Today, manufactured homes are no longer considered “trailers” or “mobile home parks”—they’re like any other dwelling, except they’re constructed in environmentally protected areas, and can be a better option than site-built homes for many reasons.
Rick Robinson joins the podcast to discuss the evolution of manufactured housing and how the industry is promoting new factory-built solutions, such as barndominiums and modular mansions. Manufactured construction tends to be more efficient and cost-effective; fully customizable (amenities, design, layout, etc.); and located in amenity-rich communities featuring golf courses, dog parks, swimming pools, and more.
Rick also explores U.S. Department of Housing and Urban Development (HUD) regulations, industry resources to consider, and where to research available inventory. Further, he shares his thoughts on “From Bookwork to Blueprints,” a documentary that tells the heartwarming story of students who built a modular home at their school to donate to Habitat for Humanity.

Artificial intelligence (AI) is continuously evolving and changing how we operate. While every residential property management company is different, most experience similar pain points. And by observing these commonalities, you’ll find a lot of improvements that AI can make for you.
Arthur Attal of Domos joins the podcast to discuss ways that AI assists property managers in making time-consuming tasks easy so they can focus on high-value assignments, improve resident relations, and operate more efficiently. Arthur also explores how to teach AI to adapt to business practices through personalization in order to make decisions.
